The Property Improvement Program
The Property Improvement Program offers lowInterest home improvement loans to single-family Michigan homeowners with annual household incomes up to $65,000 ($74,750 in certain areas).
Single family site built home–up to $25,000 Up to 20 years to repay the loan.
Landlords
The Property Improvement Program offers low-interest home improvement loans to landlords who want to improve their investment properties.
Single-family rental unit –up to $25,000
Multi-family rental units –up to $12,000 per unit.
Up to 20 years to repay the loan
Senior Emergency Home Repair
The Senior Emergency Home Repair Program provides for emergency related health and safety home repair assistance for low-income homeowners, 65 years of age or older and/or physically disabled and 55 years of age or older. The maximum Senior Emergency Repair Grant is up to $12,000. Grants are used to correct serious code violations and/or emergency repairs.
Minor Home Repair
The Minor Home Repair Program provides minor housing rehabilitation repairs to help preserve the neighborhoods of the City of Detroit. Financial assistance is availablethrough a one-time only grant/forgivable loan at no cost to homeowners up to $15,000 per property or a maximum of $24,950, if lead based paint hazards exist.
Citywide Lead Hazard Reduction
The Lead Hazard Remediation Program services low-income, owner-occupants of single-family homes within the city of Detroit.
The program particularly identifies and assists those households with children under six years of age, especially those with an elevated blood lead level (EBLL). The maximum funding is $24,950 per property.
Landlord Lead Hazard Reduction
This program is designed to assist landlords, whose tenants include children under six years of age in the household, for the purpose of remediation of lead-based paint hazards in their rental property. The maximum funding is $24,950 per unit.
American Dream Down Payment Assistance
•ADDI offers down payment assistance to
Potential homeowners with low-income who
meet the following criteria:
•Must be a first-time home buyer
•Must be 18 years or older
•Home buyer must occupy the property as a
primary residence
•Home buyer is required to make a one percent

Home Buyer Assistance Program
Non-profit community development organizations and/or for-profit corporations may use funding to acquire, rehabilitate and
resell vacant single-family property and under limited circumstances, construct new single family housing. Zero (0) percent low-interest rate loans may be used to make the units
affordable to families with incomes at or below 80 percent of the area median.
Down Payment Assistance State

•Zero-interest, non-amortizing loan with no
monthly payments.
•Maximum assistance is $7,500.Funds may be used for down payment, closing costs, prepaid/escrow expenses and a home
inspection performed by a qualified home inspector.
Investor Loan Program
The Investor Loan and CHDO Investor Loan Program provides funds to assist in the rehabilitation of substandard rental housing units to meet HUD Section 8 Housing Quality Standards or construction of rental housing to low-or very low-income persons in the City of Detroit.
The City will finance a portion of the total development costs. Maximum amount of assistance varies with unit size: efficiency units-$45,000; 1 bedroom units-$60,000; 2 bedroom units-$65,000; and 3-4 bedroom units-$75,000.

CDC/504 Program: Proceeds from 504 loans must be used for fixed asset projects such as:
Purchasing land and improvements, including existing
buildings, grading, street improvements, utilities,
parking lots and landscaping; construction of new
facilities, or modernizing, renovating or converting
existing facilities; or purchasing long-term
machinery and equipment.

7(a) Loan Program
•7(a) loan proceeds may be used to establish a new business or to assist in the operation, acquisition or expansion of an existing business. These may include (non-exclusive):
•To purchase land or buildings, to cover new construction as well as expansion or conversion of existing facilities;
•To acquire equipment, machinery, furniture, fixtures, supplies, or materials;
•For long term working capital including the payment of accounts payable and/or for the purchase of inventory;
•To refinance existing business indebtedness which is not already structured with reasonable terms and conditions;
•For short term working capital needs including: seasonal financing, contract performance, construction financing, export production, and for financing against existing inventory and receivable under special
conditions; or To purchase an existing business.
7a Loan Amount:
SBA's 7(a) Loan Program has a maximum loan amount of $2 million dollars. SBA's maximum exposure is $1.5 million. Thus, if a business receives an SBA guaranteed loan for $2 million, the maximum guaranty to the under will be $1.5 million or 75 percent.

Micro-Loans
The Microloan Program provides very small loans to start-up, newly established, or growing small
business concerns. Under this program, SBA
makes funds available to nonprofit community
based lenders (intermediaries) which, in turn,
make loans to eligible borrowers in amounts up
to a maximum of $35,000.
The average loan size is about $13,000. Applications are submitted to the local intermediary and all credit decisions are
made on the local level.

USDA Rural Development Programs
•Rural Rental Housing Guaranteed Loan Program (Section 538)-This program is intended to fund construction, acquisition, or rehabilitation of rural multifamily housing for low-income occupants.
•Rural Rental Housing Program (Section 515)-This is primarily a direct mortgage program, but its funds may also be used to buy and
improve land and to provide necessary facilities such as water and waste disposal systems.
•Home Repair Loan and Grant Program (Section 504)-Home Repair Loan and Grant Program offers loans and grants for renovation
•Loans are for up to 50 years at an effective 1 percent interest rate.

Section 8 Housing Program
Program participants must find their own place to
rent from a landlord or property management company using the Voucher issued by the Area Housing Authority to pay for part of the rent.
Generally, the Voucher holder will pay between
30%-40% of their household income toward rent
and the Housing Authority will pay the difference,
directly to the property owner each month.
Without the participation of willing landlords,
families can experience difficulty finding a good
place to live.
